How I sell a home
Selling is a series of decisions, and each one is easier with the facts in front of you. Here is the plan I follow for every listing, and what you can expect from me along the way.
The plan
Every sale is different, but the order of work isn’t. Getting the first two steps right is what makes the rest go smoothly.
Price it from real sales
I start with every home that sold in your town over the past year, then narrow it to the ones a buyer would actually compare with yours. You see the sales, the days on market and the sale-to-list ratios, so the price is something we agree on together.
Check the record before a buyer does
I pull your deed, the land records and the assessor’s card. A solar lease, an old mortgage that was never released, or a pool that isn’t on the town record can all slow a closing. It’s much easier to handle them before the house goes live.
Prepare and launch
Photos, the SmartMLS listing and the Lamacchia marketing team, then a launch across Facebook and Instagram, a Google post, an email to my database and postcards to your nearest neighbors, who often know the next buyer.
Report back every week
Each week you hear what happened: showings, the feedback from buyer agents, and what else sold or came on nearby. If the market is telling us something, you hear it from me first.
Negotiate and close
I compare offers on what you actually net, not only the price, then work with the attorneys and lenders through inspection, appraisal and closing so deadlines don’t slip.
